The retail battleground in Bangkok’s eastern zone, particularly in the Bangna and Srinakarin areas, has seen a steady influx of new players entering the market.

Most recently, The Mall Group has marked its territory with the mega-project Bangkok Mall, valued at 50 billion baht. The development aims to become the largest shopping complex in Southeast Asia.

It is expected to create significant ripples among existing operators, particularly Central Bangna, which is just 2 kilometres down the road.

As a pioneer in the Bangna area, Central Bangna has announced a total transformation into a future mixed-use development on the concept “Total Transformation & New Master Planning”.

“Surrounded by over 900,000 residential units, including more than 5,000 luxury residences, and home to over 20 top-tier international schools, the population here has a higher income than some parts of Bangkok's CBD,” noted Chanawat Uewattanasakul, executive VP, Business Development.

The transformation into a major mixed-use project on 55 rai will elevate the brand, with a complete redesign of its concept and layout. The project aims to offer a new customer experience dubbed “Live Life Xponentially (Luxe | Lush | Lifestyle)”.

Paradise Park, part of the MBK Group, meanwhile, is investing over 1 billion baht to renovate and offer a fresh experience to customers in eastern Bangkok.

Wichak Praditavanij, CEO and managing director of MBK Public Company Limited, stated that the newly renovated 260,000 sqm complex is designed under the concept of “Living in Harmony: Living Well, Eating Well, Being Healthy”. Partnering with healthcare experts, the mall will become a comprehensive health and wellness landmark, offering preventive, curative, therapeutic, and rehabilitative services to cater to the growing demand for health-conscious living.

One of the key attractions is the Ramathibodi Hospital’s establishment of a comprehensive healthcare centre, Ramathibodi Health Space@Paradise Park. This premium clinic will allow residents of the Srinakarin area and surrounding neighbourhoods easy access to a full range of healthcare services without needing to travel to the city centre.

“Paradise Park has a loyal customer base, especially among seniors with high purchasing power. This is a place for them to socialise, relax, and enjoy their retirement years with happiness and good health,” Wichak said.

Seacon Square recently transformed its Mun Mun Srinakarin Zone (Munx2), which was previously a community space for art, music and activities, into a unique “Craft Art” department store. Spanning approximately 27,000 sqm, this space is a vibrant art community, connecting people through art exhibitions, special weekly rotating events, art and craft markets, creative design centres, cooking studios, and even a coffee roasting workshop.

This is a key attraction for Seacon Square in expanding its younger customer base, especially Gen Y and Gen Z, offering a distinctive and unique experience.

Mega Bangna, located on over 400 rai of land along Bangna-Trat Road, continues its strategy of building a complete living city, Mega City, with a project valued at over 67 billion baht. Mega Bangna strengthens its competitive advantage with a super-regional mall concept.
